A shared tenancy — also called a co-tenancy — is when two to four individuals jointly rent a single apartment. Each person holds a legal stake (their share or portion) of the total lease. The monthly rent is split in agreed proportions — typically equal fractions (50%, 33%, or 25%).

What if a co-tenant doesn't pay their share of the rent?

Each co-tenant's obligation to pay their portion is individually documented in the tenancy agreement. Under our co-tenancy model, each person is solely responsible for their own fraction. ShareNestPK's mediation team steps in immediately if a tenant defaults, and replacement tenant matching is free of charge.

Can I leave before my lease term ends?

Yes. You may surrender your stake with 30 days' written notice. ShareNestPK will find a replacement tenant to take over your share percentage in the apartment. You'll receive your deposit back within 14 days once a new co-tenant is found.

How are utility bills divided among co-tenants?

Utilities (electricity, gas, water, internet) are divided by the same proportion as the rent. In a 3-person flat, each person pays 33% of each bill. Our platform includes a utility tracker that sends each tenant their exact monthly amount by SMS.

Are all flatmates male/female segregated?

Yes. We respect cultural and religious values in Pakistan. All our shared apartments are segregated — either all-male or all-female tenants. Mixed-gender co-tenancy is not offered on this platform.

What is the minimum lease period?

Our standard minimum lease term is 6 months. Short-term (3-month) arrangements are available on selected listings marked "Short Stay." Most co-tenants stay for 12–18 months on average.

Is there a fee to use ShareNestPK?

Browsing and enquiring is 100% free. We charge a one-time placement fee equivalent to half a month's rent per share when you sign your tenancy agreement. There are no hidden fees or monthly platform charges.
